Scarborough Lane Development and Partners Real Estate have announced their co-development of a mega-industrial development project called “AXIS Logistics Park” in San Marcos, Texas. The site is a former SMART Terminal and will become one of the largest master planned industrial parks in the United States, covering 2,000 acres of land with 735 acres currently zoned for industrial use. The location is strategically situated in the heart of the Texas Triangle, offering direct access to Loop 110, I-35, I-10, and SH-130. Moreover, Union Pacific Railway, The BNSF Railway, and the San Marcos Regional Airport are adjacent to the property, allowing for rail and shipping components to the park.

John Colglazier, a partner at Partners Real Estate, highlighted the significance of the site for logistics and shipping by national and international manufacturers. According to him, Mexico is actively working on bringing manufacturing back to their country and will utilize I-35 as their main corridor through Texas to other states nationwide. The location also lends itself to nearshoring for products coming back to Mexico from China.

Future Growth Forecasted
The Texas triangle is projected to grow by 3.5 million people by 2030, with a 19% growth in residents, making it the number one area in job creation in the United States and the second in the size of its workforce from surrounding counties and municipalities. Texas is home to over 50 Fortune 500 companies, and the SH-130 Corridor has become the major industrial thoroughfare for Greater Austin, with the likes of Tesla, Samsung, Caterpillar, Applied Materials, GAF Energy, and CelLink Technology all locating along the route.
AXIS Logistics Park is a master-planned, Class A industrial park offering space for lease or build-to-suit tenants, providing businesses convenient transportation and logistics options. The on-site amenities will include water and wastewater infrastructure and a 600-megawatt electrical substation with 356 kilovolt transmission line adjacent to the site. Scarborough Lane Development purchased the land in third quarter 2021 and is the general manager for the project. Partners Real Estate will market and lease it exclusively for all speculative development and build-to-suit tenants, as well as potential rail and shipping users.
